For more than a decade I’ve worked in Guanacaste real estate, first as a broker who opened the first Century 21 office in Sámara, and today as a licensed Costa Rican attorney and notary public, trained at the University of San José. I know how a deal moves from both sides of the table, and I built this firm on one promise: precise work and straight answers.
Whether you’re buying your first lot near the beach or closing a complex development, every file runs under my direct supervision: title and due diligence, corporate and trust structure, notary and closing. Everything is explained in plain language, in English or Spanish. You work directly with me, from the first call to the closing table.
My mission is to make buying property in Costa Rica clear, safe and worry-free for the people who trust me with it.
Most problems foreign buyers run into are avoidable with the right checks up front: a title that isn’t what it seems, land that isn’t titled the way the listing suggests, a company that comes with someone else’s debts. My job is to find those early, explain what they mean, and let you decide with the full picture.
Ethically sound counsel, strategic advice, and clear communication at every step. That’s the standard I hold on every file.
Buying in Sámara should feel like the reason you came — calm, sunny, and simple. We make the legal side exactly that: clean title, an honest read on the maritime-zone concession, and a closing done right, from an office right here in town.
Sámara is the easygoing side of Guanacaste — a protected bay, a walkable town, and buyers who come for a lifestyle rather than a flip. That calm is exactly why people let their guard down. Inland lots are usually titled (fee-simple in the Registro Nacional), but anything near the sand touches the Maritime Terrestrial Zone: the first 50 m from the high-tide line is fully public, and the next 150 m is concession land — you can hold it only through a permitted structure, never own it outright, and never majority-hold it as a foreigner.
We're based in Sámara (Mini Plaza Sámara), so we know which streets are titled, which are concession, and which "beachfront" listings are quietly one problem away from trouble. Before you fall for a place, we tell you exactly what you'd actually be buying.
One lawyer, personally, from the first question to the registered deed — in English or Spanish.
We pull the property from the Registro Nacional, confirm the true owner, check liens, taxes and boundaries, and verify water and access — before any money moves.
We advise how to hold it — personally or through a clean corporate/trust structure — and put a proper purchase agreement in place with your deposit protected.
As a Costa Rican Notary Public, David prepares and executes the deed and registers the transfer — closing the deal right here in Sámara.
The same care whether it is a titled lot in town or a concession on the sand.
Here's exactly what we check before you commit — the avoidable problems that catch foreign buyers on this stretch of coast.
The first 50 m from the high-tide line is fully public, and the concession zone is the 150 m beyond it — governed by the municipality and ICT, not fee-simple title, and foreigners can't majority-hold it directly. We confirm the zoning (plan regulador), the concession's status and term, and whether you can legally hold it before you commit a colón.
A pretty lot with no legal water source or no registered right-of-way can't be built on — and it's rarely disclosed. We verify water availability (ASADA/AyA letter) and legal access before you're locked in.
Mortgages and municipal taxes follow the property, not the seller — and a lot held inside a corporation can carry hidden liabilities. We surface every lien and structure the purchase so you take on the land, not someone else's problems.
