Playas del Coco is one of Guanacaste's most established beach towns — a real community a short drive from Liberia's airport, with a marina nearby and a market built on condominiums as much as homes and lots. That maturity is a plus, but a busy market full of condo inventory carries its own traps.

Much of what sells in Coco is held under Costa Rica's condominium regime (Ley de Propiedad en Condominio), so the questions shift: is the condominium properly constituted and registered, are the HOA fees and reserves healthy, and does your unit's title match the master plan? Titled inland lots are fee-simple in the Registro Nacional, but anything near the sand still touches the Maritime Terrestrial Zone — the first 50 m is public and the next 150 m is concession, never fee-simple.

Maritime zone

The first 50 m from the high-tide line is fully public, and the concession zone is the 150 m beyond it — governed by the municipality and ICT, not fee-simple title, and foreigners can't majority-hold it directly. We confirm the zoning (plan regulador), the concession's status and term, and whether you can legally hold it before you commit a colón.

Water & access

A pretty lot with no legal water source or no registered right-of-way can't be built on — and it's rarely disclosed. We verify water availability (ASADA/AyA letter) and legal access before you're locked in.

Title & structure

Mortgages and municipal taxes follow the property, not the seller — and a lot held inside a corporation can carry hidden liabilities. We surface every lien and structure the purchase so you take on the land, not someone else's problems.
